If you had any issues with ice dams or snow accumulating on your roof and in your gutters, you might have shingle damage and rot on the lowest 3 feet or so of your roof.  Melting ice can seep underneath these shingles and the roof flashing during winter months, causing damage to the roof deck and insulation below. Oakland, Macomb and Wayne counties all had a rough winter this year, especially with all the freezing and thawing, so chances are high that your roof might have this problem.

As roofs age, the roof shingles can begin to loosen, exposing the underlayment, roof deck, and adjacent shingles to the elements.  It’s important to inspect your roof to ensure there are no loose shingles – just a few loose shingles can quickly spread!  Having a contractor inspect your entire roof, especially if your roof is more than a few years old, is a good idea.
